Full sample deal sheet — no email required

One Ostrava–Zábřeh flat. The whole model, nothing locked.

This is the research behind a Starter deal sheet for 4 300 Kč. Read the original listing link, rent estimate, mortgage assumptions, reserves and risks before paying.

The portal marks this advertisement inactive since 25 June 2026. This is a historical example, not a flat available to buy. An inactive advertisement does not establish that it sold.

Original iDnes Reality advertisement

The advertisement gave the street, not a house number. No exact building address is established here. Photos are not reproduced in this sample.

Rent: an estimate, not a signed lease

The model estimates rent from floor area and location. The assumed monthly rent excludes utilities; the rate per square metre is rounded. Check local comparable rentals before relying on it.

An illustrative mortgage, not a bank offer. A foreign buyer’s eligibility, deposit and rate may differ. Confirm financing with a lender.

Operating costs and reserves

Vacancy and maintenance are percentages of rent. Insurance and property tax are model assumptions, not verified bills. Building fees and management costs are not established by the advertisement.

Ask for the owners’ association (SVJ) budget, repair fund and loan statements. Any owner-paid charges missing from this model reduce monthly cash flow by the same amount. Do not assume a tenant pays the repair fund.

These are model estimates, not guaranteed returns. Net yield deducts the listed operating costs; cash flow also deducts the mortgage. Unlisted costs and income tax are not included.

What if rent is lower?

The purchase price stays unchanged. Each scenario recalculates rent-linked reserves, yield and monthly cash flow. Passing the arithmetic is not a substitute for property checks.

Risks to check

  • Resale liquidity: do not assume a quick exit. Check comparable sales and local demand rather than treating a regional flat like a Prague investment.
  • Tenant turnover: a small 1+1 flat may have shorter tenancies. The vacancy reserve is an assumption, not evidence of occupancy.
  • Rent estimate: no signed tenancy supports the model rent. The lower-rent scenarios show how sensitive the result is.
  • Building condition and SVJ debt: repairs, association loans and owner-paid charges can consume the projected cash flow.
  • No interior inspection: this sheet is desk research. The buyer must inspect the flat, assess technical condition and negotiate independently.
  • Exclusive advertisement: the listing title identifies an exclusive offer. It does not establish the seller’s willingness to negotiate.

What would make us reject it

  • Cooperative ownership instead of personal ownership. Mortgage eligibility must still be confirmed by the lender.
  • Owner-paid charges or SVJ debt that remove positive cash flow after the mortgage and reserves.
  • A basement flat, dampness or structural problems that invalidate the assumed rent and repair budget.
  • An estimated gross yield above 13%: we treat that as a rent estimate needing review, not a reason to sell it.

Questions for the agent

  • What are the monthly SVJ charges, and which costs must the owner pay?
  • Does the SVJ have a loan? What remains, and when does it end?
  • Which major repairs are completed or approved for the next five years?
  • Is the flat occupied? What rent, lease term and contract apply?
  • Does the title register show a lien, enforcement order or other third-party right?
  • When were wiring, pipes and windows last replaced?
  • Why is the owner selling, and how long has the flat been advertised?
  • How many flats in the building are rented versus owner-occupied?

What the paid deal sheet adds

Starter covers one currently advertised flat in your chosen region, with its listing link, available address details, photos, agent contact and financial model. Ownership is checked against the advertisement, not certified by a bank or land-registry audit. The sheet is available in Czech, English and French.

Delivery is usually within 60 seconds of payment. If verification delays the assignment, we say so rather than send an unchecked flat.

Starter — 4 300 Kč

30-day refund, no questions asked. We earn no commission on the property purchase. Region selection and payment currently open in Czech.
